There's a lot that goes in when deciding to buy a new home. Part of that is determining your musts vs your wants, here are some home buying tips that can help buyers decide what they must have and what can go!

Step 1: Make a List

Make a list of features you would like in your home. Include anything that you can think of, for example, would you like: large windows, hardwood floors, large kitchen, # of beds & baths, square footage, marble counter tops, tub or shower. 

Step 2: Highlight the most important features

What is most important to you (and your partner)? You will need to consider items that can be changed easily on a budget and items that would be too expensive to change if you are not looking to take on a home renovation project. 

Items that can be changed on a budget:

  • Wall color
  • Door knobs
  • Lighting features

Items that would be expensive to change:

  • # of bedrooms
  • Kitchen remodel
  • # of sinks

Step 3: Prioritize

Prioritize each item on your list, what are you willing to give up (want) and what items can't you live without (must)? When you go look at homes ask yourself questions like: " would I be willing to compromise hardwood floors for a pool?" or "would I be willing to compromise 2 sinks in the bathroom for a remodeled kitchen?"

Step 4: Bring your list

After building your well thought out list, bring it with you to every showing and go through the list in each home.
